We measure
Tape and laser the buildable rear. We map setbacks against your specific zoning and document existing trees, slopes, and utility tie-ins. Photos go straight into your file.
We screen
Parcel report on the laptop. Sewer / septic, HOA, easements, critical-area overlays, school district. We tell you what's a hard yes, what's a hard no, and what's a maybe-with-engineering.
We deliver
Within five business days you get a PDF: hard fixed-price quote, permit timeline by jurisdiction, financing pro forma showing five paths ranked. If your lot doesn't pencil, we tell you why.
