The Adams tier runs on Karsten's Dream series — the best price-per-foot we can deliver at this size. The 562N is a tight 15×56 ranch; the 661N stretches an extra 10 ft for a larger primary suite, a real second-bedroom closet, and the option to add a half-bath. Both are 2-bedroom builds with the same factory line and five-month timeline.

Both Rainier variants land at the legal max for Pierce, King, and Thurston. Sweet Caroline runs a narrow 15×76 long-ranch — the cheapest $/sf in the entire lineup, fits skinny urban lots, lays out as 2 bed in Pierce or 3 bed in King & Thurston. The Dream 441F goes wide-bay at 27×44 — same square footage, a more compact site footprint, and a true 3-bed layout with a real kitchen island.
