Helens is the efficient 1-bedroom for short-term rental or office. Adams is the 2-bedroom workhorse. Rainier is the flagship, built to each county's legal cap. Pre-approved drawings sit on file with Pierce County, the City of Tacoma, King County DLS, and Thurston County. We don't redraw your DADU — we build the one that already works.

The Helens Series
1-bedroom · 547–660 sf

The smallest, most efficient footprint we build — a true 1-bedroom on a single-wide shell that drops onto skinny urban lots most builders won't touch. Vaulted ceiling, full kitchen, walk-in tile shower. The Helens earns its keep as a short-term rental, a clean office-with-bath, or a starter long-term tenant. Named for Mt. St. Helens, smallest of the three peaks.

Two plans in the series

  • Helens 547 — the tightest envelope. Open great-room, one bedroom, one bath. Fits the narrowest buildable rear and the lowest all-in cost in the lineup.
  • Helens 660 — adds 113 sf for a larger primary bedroom, a real dining nook, and an optional covered porch. Same single-wide set, more room to live.

The workhorse of the lineup — two real bedrooms, a full living room, a dedicated kitchen, and the layout most clients pick first. The Adams pencils on the widest range of lots and lands a long-term family tenant. Three footprints let you match the build to the buildable rear and the rent you're after. Named for Mt. Adams, the quiet middle child of the Cascade peaks.

Three plans in the series

  • Adams 702 — the compact 2-bed. Two bedrooms on the smallest footprint that still passes a lender's bedroom count. Best for tight lots and the lowest 2-bed cost.
  • Adams 800 — the standard. Balanced bedrooms, a real living room, kitchen island. The one most owners choose.
  • Adams 1000 — the stretch. Bigger primary, larger great-room, room for a home-office nook. Top of the Adams rent band.

The Rainier Series
2–3 bedroom · 990–1,176 sf · 2 bath

The flagship — the most home we build. Two full baths, dedicated laundry, an open great-room kitchen with a full island, and a vaulted living space that runs the length of the unit. Every plan sits at or near a county's legal cap, so you put the maximum rentable square footage on the lot. Dialed for a long-term family tenant or a sell-it-solo condoized exit. Named for the mountain you can see from anywhere on the I-5 corridor.

  • Rainier 990 — three bedrooms on the tightest flagship footprint. Maximum bedroom count where the lot is narrow.
  • Rainier 1152 — the balanced 2-bed with an oversized primary and great-room. The widest-appeal layout in the series.
  • Rainier 1176 — three bedrooms with the largest living space, built to the King & Thurston 1,200 sf cap.
